During our recent visit to evaluate your septic system, we conducted a thorough assessment and found that your pump chamber system, which includes a control box located inside your home, is functioning well. We examined the control box and confirmed that all components, including the pump and floats, are in optimal condition.

However, we noted a significant concern regarding the previous installation of an extended driveway. The driveway appears to be situated close to the septic tank, with the tank located only an inch away from the retaining wall. Additionally, the two-inch main discharge line for the injector pump runs directly beneath this driveway, raising potential risks. We are particularly concerned about the weight of vehicles parked over the line, which could lead to damage if the line is buried beneath the driveway.

In our efforts to ensure the system's integrity, we utilized a camera for inspection of the discharge line, given its smaller diameter.

We also reached out to the real estate agent to get credit card details for processing, but it appears that the office was never given this information from Bret Platt.  Customer will need to give the office the appropriate contact information for the payment before any documents/estimates can be sent.

Scope of Work
    1.    Removal of Existing Equipment
    •    Remove existing 40-gallon natural gas standard vent water heater.
    •    Remove existing service valve and drain pan.
    •    Properly disconnect gas, water, and vent connections.
    •    Remove debris and dispose of materials in accordance with local regulations.
    2.    Installation of New Equipment
    •    Furnish and install new State Light Duty Commercial Grade 40-gallon natural gas standard vent water heater.
    •    Install new water heater drain pan.
    •    Install new thermal expansion tank (sized and installed to current plumbing code).
    •    Install new service valve.
    •    Reconnect to existing gas line, venting, and water lines (reuse existing connections where code-compliant).
    •    Secure and properly strap water heater per code requirements.
    3.    Startup & Testing
    •    Fill and purge system.
    •    Set water temperature to 120°F.
    •    Test gas connections, water connections, and venting for proper operation.
    •    Inspect and test for leaks.
    •    Verify proper ignition and heating cycle.

The technician conducted a thorough septic evaluation at the property and identified a few items of note. Minor debris and trash were discovered in the tank, remnants from before the home became vacant, and also disposed of after the last pump-out. Currently, both the tank and distribution box are exhibiting low water levels, likely due to the tank not being fully refilled following the previous pump-out. The drain field is in favorable condition, although there is a large tree located approximately 10 feet from the upper boundary of the drain field, which could potentially lead to issues in the future. At this time, however, the system is functioning within design specifications, and no additional work is deemed necessary for the septic system.
