This work was performed as an emergency service call due to freezing conditions in the well house that resulted in loss of water service and failure of the tank tee assembly. Immediate action was required to restore water service, prevent further damage, and stabilize the well system.



Scope of Work

1. Emergency Response, System Shutdown & Water Restoration
    •    Respond to emergency service call.
    •    Access frozen well house and assess system condition.
    •    Thaw frozen components as required.
    •    Restore water service that was lost due to freezing in the well house.
    •    Isolate and shut down the well system as needed to safely perform repairs.
    •    Relieve system pressure and drain affected piping.

2. Removal of Failed Tank Tee Assembly
    •    Remove the existing failed or damaged tank tee.
    •    Disconnect associated piping and components as necessary to access the assembly.
    •    Inspect surrounding piping and fittings for additional wear or freeze-related damage.

3. Installation of New Tank Tee Assembly (Complete)
    •    Install a new tank tee assembly sized appropriately for the existing well system.
    •    Install and connect all required components, including:
    •    Pressure switch
    •    Pressure gauge
    •    Pressure relief valve
    •    Boiler drain / hose bib
    •    Required electrical conduit and fittings
    •    Threaded fittings, nipples, unions, and sealants

4. System Reconnection & Configuration
    •    Reconnect pressure tank(s) to the new tank tee assembly.
    •    Restore plumbing connections to the well system.
    •    Verify proper electrical connections to the pressure switch.

5. Testing & System Restoration
    •    Restore power to the well system.
    •    Pressurize system and test for leaks.

Pressure Tank Installation • Supply and install one new 119-gallon pressure tank. • Install a complete tank tee assembly, including: • 0–100 PSI pressure gauge for accurate monitoring. • Pressure relief valve for safety and code compliance. • Drain and service valves to allow for future maintenance. • Disconnect and remove existing pressure tank (if present) and prepare the system for new installation. • Connect new tank and assembly to the existing plumbing system using appropriate fittings, thread sealants, and supports. • Pressurize and calibrate the tank to manufacturer specifications to ensure reliable water delivery. 2. Toilet Installation – Upstairs Bathroom • Remove the existing toilet and dispose of it properly. • Prepare the toilet flange and ensure secure, level installation surface. • Install elongated 12” rough-in toilet with new wax ring, closet bolts, and supply line. • Secure fixture to the flange and floor, ensuring correct alignment. • Connect water supply and verify proper flush and refill operation. • Test for leaks around base and supply line connections. 3. Hose Bib & Yard Hydrant Installation – Stable • Supply and install a new hot and cold hose bib in the stable area. • Connect hose bib to existing hot and cold water supply lines using approved fittings and methods. • Insulate piping where accessible to provide freeze protection. • Test hose bib for correct function and verify both hot and cold flow. 4. Jetting and Drainage Maintenance • Perform high-pressure water jetting of the outside drainage lines to remove scale, sediment, and buildup. • Ensure all major outdoor lines are cleared and restored to free-flowing condition. • Clear downspouts of all debris, including leaves, dirt, and obstructions that may restrict drainage. • Flush lines with water after cleaning to verify unobstructed flow and ensure the system is operating efficiently.
