Today JR Snider was dispatched to assist a customer with a leak in there home. When I arrived Peter met me onsite. He showed me to his hallway bathroom. Water leaked into the bathroom below. This happened after the toilet was flushed. The angle stop servicing the toilet is seized in place. While onsite I saw that Peter’s water heater was over ten years old and was making a popping noise when it heated the water. The home is also missing a PRV.
I cut out a section of the drywall in the basement bathroom ceiling. I turned off the water and drained down the water heater. I installed a new fifty gallon natural gas, atmospheric, State Select water heater. The new heater has a drain pan. The pan is capped and a water alarm has been placed in the pan. The heater has a new thermal tank that is set to 74 psi. I installed a new pro press Prv with a built in pressure gauge. The psi is set to 75. I pulled and reset the hallway bathroom toilet. I replaced the defective angle stop. I pressurized the home and water heater. I tested all of the new installations. The water heater is set to 130 degrees. I found that the exhaust venting for the water heater and hvac system are both back graded. There is also a hole in the vent line for the hvac system. Both of these issues need to be fixed for the safety of all occupants.
