Today, our technician was dispatched to address a no water issue at the customer's location. Upon arrival, the construction crew guided us to the pressure tank, where we observed that the pressure gauge was reading 0 psi. We opened the boiler drain and confirmed that there was no water in the line.
Further investigation involved testing the pressure switch with a multimeter. It was found that only one lead from the panel was energized, and upon inspecting the panel, we noted that there were no visible markings. The home is currently undergoing construction, and it appears that the cover for the electrical panel is missing, which hampered our ability to safely remove the lid from the well casing, as it seemed rusted in place.
During our recent visit, we addressed the issue of low water pressure in the tenant's home. After carefully recreating the reported problem and conducting thorough diagnostics, we identified that the primary concern lies with the jet pump, which is currently experiencing thermal overload and is unable to supply adequate water. Additionally, we noted that the pressure tank is undercharged, with an optimal level being 38 psi (40/60 switch).
| 32 gallon pressure tank with new tank tee and hardware. Installed new 50 gallon State electric water heater with drain pan tied into existing drain for pan. Recaulked bottom of bath tube, tub spout, and shower handle plate. Put pressure tank under pressure, no leaks present. Filled hot water heater and bled air out through hot side faucet. No leaks present. Found bathroom sink leaking due to aerator spraying from underneath and shooting into cavity in faucet. Changed aerator and added some caulk to it, but will leave estimate for customer supplied faucet installs at customer request. Tested faucet, aerator is no longer spraying and no leaks found |
