 spoke with the homeowner regarding today’s visit. They would like to have the water heater flushed as preventive maintenance and there is a leak coming from a tub on the top floor, leaking water into the kitchen. First we looked at the water heater. It is 10 years old and has a plastic drain valve. I advised the homeowner that I would not be able to flush the water heater at this time due to the age and the plastic valve. The water heater has not been flushed before to his knowledge so I advised against it today. An estimate was provided to replace the unit. Next, we looked over the leak from the tub drain. He believes the overflow gasket is not sealed properly, allowing water to leak past the drain. I began by running water in the tub and filling it to ensure the tub drain is not the source of the leak. No water appeared at this time. I then cut out the drywall ceiling where the water damage occurred to visually inspect the drain and overflow. I ran water and filled the tub again and everything stayed dry. I then poured water on the overflow and water appeared. The plastic nut in the overflow was loose and not providing a proper seal. I tightened it and poured several gallons of water over it, no leaks appeared. Lastly I tested water at the kitchen sink since they recently had water treatment equipment installed. Results: 0 PPM iron, 7.5 pH, & <1 GPG hard. All is working properly at this time, no leaks.

-Intercept main water line in crawl space and Repipe up into laundry room with new 3/4” CPVC pipe
-Install new main water shut off in laundry room
-Install new 20” whole house pre-filter w/ 20 micron carbon block cartridge
-Install new Water Care 1054 “Care Soft” resin water softener
-Cap off old main water supply connection and T back into cold piping above water heater with new treated water supply
-Install new 2.5 gallon expansion tank on cold inlet side of water heater
-Test all work

Came out and rerouted the main water line from the crawl space up to the floor in the laundry room and added a new main valve. Capped off the old water connection. Installed new 1x20 with 5 micron carbon filter and new 1054 ucs softener. Tee’d into the cold line of the water heater with treated water and added 2 gallon expansion tank. Ran discharge line to the washing machine standpipe. After glue joints dried I turned water on at the street and opened water to the house. Checked for leaks and no leaks. Let unit go though a rinse and then a partial backwash and rinse. Checked brine well float and it is working properly. Insulated part of the new line we rerouted in cpvc. Will need to come back on the follow up and insulate the rest of the run. Explained to homeowner how the system worked.

Today, our team finalized the replacement of the main water service line at the property as part of the previously planned scope of work. Approximately 10 feet of new main water line was installed at an average depth of 36 inches to comply with local code and frost-depth requirements. The trench was properly prepared, and the new piping was installed and securely connected to the existing water system. Once installation was complete, the line was pressurized and thoroughly tested to verify proper flow, confirm correct operation, and ensure there were no leaks at any connections. After successful testing, the required county inspection was performed and passed without issue. Upon inspection approval, the excavation was backfilled in a controlled manner, restored to final grade to ensure proper drainage, and the disturbed area was completed with seed and straw to stabilize the soil and promote regrowth. All work was completed in accordance with applicable codes and standards, and the water service line is now fully operational and approved for use

Water Heater Removal & Installation
    •    Remove and properly dispose of existing 50-gallon natural gas standard vent water heater
    •    Remove existing thermal expansion tank
    •    Remove existing water heater shut-off valve
    •    Remove existing water heater drain pan
    •    Install new 50-gallon State Light Duty Commercial Grade Standard Vent Natural Gas Water Heater
    •    Install new thermal expansion tank
    •    Install new hot and cold water service/shut-off valves at the water heater
    •    Install new water heater drain pan with drain line piped to floor drain
    •    Reconnect gas, water, and venting as required
    •    JR Schneider will acquire all required gas permits for the work
    •    Fill system, purge air, and test for proper operation and leaks
    •    Set water heater temperature to 120°F per code and safety standards

Test all work for proper operation and leaks
Remove all debris from job site and dispose

Replacing the existing leaking shower drain with a brand new one.
